Community Services Board (CSB)

Serving as a consolidated headquarters building for a municipal agency, this 36,000 square foot office building was a Public-Private Education Facilities (PPEA) build to suit project. It serves as a model for future Public-Private projects.

 
 

Ingersoll-Dresser, Manufacturing Facility

In 1990, Ingersoll-Dresser, now Flowserve, had a requirement to develop and build a state of the art manufacturing plant designed to increase market share within the oil & Gas, chemical, power, hydrocarbon processing and water resources industries. At the time, this manufacturing plant needed the capability to design, manufacture and test their complete line of vertical and horizontal pumps capable of handling a wide range of flows and pressures. The facility requirements called for 150,000 square feet , including 25,000 square feet of office space (engineering and research and development), multiple 20 feet deep concrete test pits, and fully conditioned space. 


From several nationally recognized development firms, Ellis-Gibson was competitively selected to develop Ingersoll-Dresser's pump manufacturing plant because of our unique ability to: (1) satisfy all of the manufacturing and office space requirements; (2) guarantee project completion within an aggressive six month timeline; and (3) provide a solid financial structure yielding a fair and reasonable price to Ingersoll-Dresser.


Ellis-Gibson successfully completed the development of the Ingersoll-Dresser facility on schedule and within budget. Over the years, this facility has supported the engineering and development, of vertical and horizontal pumps for many industrial market segments, including the oil & gas, chemical, power, hydrocarbon processing and water resources industries.

 
 

Portsmouth Social Services

In September 1999, Hurricane Floyd completely flooded the existing Portsmouth Social Services building, which caused the City of Portsmouth, VA to relocate hundreds of city employees. This unforeseen event greatly strained the city's ability to provide quality services to the Department of Social Services and Health clients. Working on an aggressive schedule, the City of Portsmouth, VA sought qualified developers to design, develop, finance and deliver a new 130,000 square foot facility for the Department of Social Services and Health.

From local and national development firms considered, Ellis-Gibson was competitively selected to develop the City of Portsmouth's Social Services and Health facility due to our unique ability to: (1) create a financial structure that would comply with the City's current fiscal year budget and remain in budget for the life of the facility; (2) guarantee project completion on time; and (3) provide a fair and reasonable price to the City of Portsmouth, VA.

Ellis-Gibson successfully completed the development of the Department of Social Services and Health building located at 1701 High St. on time and within budget. This 130,000 square foot facility is the city's largest municipal building and it offers convenient "one-stop service" to all of the City's Department of Social Services and Health clients. The building was designed, built, and open for business in 180 days. 

 
 
 

Cost Plus

From six (6) nationally recognized development firms, Ellis-Gibson was competitively selected to develop and own Cost Plus Inc.'s East Coast Distribution Center because of our unique ability to: (1) create a solid financial structure for the property; (2) integrate the efforts of multiple parties involved; (3) coordinate multiple real estate development disciplines; (4) the ability to guarantee project completion; and (5) to provide a fair and reasonable price to Cost Plus Inc. Structured as a long-term lease and a total investment exceeding $30 Million, the Cost Plus World Market-Virginia Distribution Center project is one of the largest developer build-to-suit projects ever done within the Hampton Roads Region.
